the Harbour Landings community.
Not everyone wants to live on an island. As wondrous as Anna Maria Island living can be, there are a few drawbacks, not the least of which are the two bridges that cross over to the Island. So if you’re looking for an island feel without crossing a bridge, you may need to take a look at what’s right over the bridge.
Harbour Landings is a community of over 100 homes and townhouses located within the Cortez community on the north side of Cortez Road. For many years, this large track of waterfront land remained vacant, but around 2002, lots started selling, and Mediterranean style homes started going up.
For the most, part the single family homes are large with two car garages, a minimum of three bedrooms and two baths, most with private pools and many with elevators. In addition, some of the properties have waterviews overlooking Palma Sola Bay or the Intracoastal Waterway and some are waterfront either on a circular boat basin or on the shared canal leading in from the Intracoastal. Single-family homes are also ensconced behind two sets of gates. Another thing that makes Harbour Landings such an attractive place is the availability of deeded boat slips attached to many of the properties. Some of the boat slips are in the boat basin and some on the main canal and many have boat lifts.
In addition to the single-family homes, there are also townhouse villas within Harbour Landings, but not within one of the gated areas. The villas are semi-attached with two car garages and two levels in addition to a bonus area on the lower level. Some also have elevators. The townhouses have a community pool, clubhouse and gym available to them.
Since the beginning of this year, I could find only find three closed sales in Harbour Landings in both the single family homes and the townhouses. The sales ranged from $580,000 to $720,000 and were all single family. There are, however, several single-family homes all with boat docks for sale as follows: $1,479,000, five-bedroom, four-bath; $1,170,000, four-bedroom, four-bath; $1,050,000, six-bedroom, six-bath; $775,000, three-bedroom, three-bath; and $699,000, three-bedroom, two-bath.
There are also four townhouse villas on the market: $525,000, three-bedroom, two-bath; $495,000, two-bedroom, two-bath; $469,000, two-bedroom, two-bath; $450,000, two-bedroom, two bath.
Harbour Landings also has vacant lots available for sale within the community for buyers who may want to build their own home. Listing prices start at a high of $389,900.
Harbour Landings in Cortez is the perfect alternative for buyers who want to be on the water with good boating access, but do not want the inconvenience and winter crowds of living on Anna Maria.
