North Point Harbour revisited

It’s no secret that Anna Maria real estate has taken a sharp turn north during the last year. In view of that, I decided to take a look at some of the communities on the island that I profiled early on in the life of this column. The very first community profile I wrote was in December 2000, so what better place to start.
Everyone knows Key Royale is a separate island on the other side of the humpback bridge in Holmes Beach, but not everyone knows that within Key Royale is a separate community known as North Point Harbour. At the north end of Key Royale is a small enclave of a little over 40 homes on either Key Royale Drive or North Point Drive, which makes up this homeowner’s association, including membership to the North Point Harbour Club with both a heated pool and tennis courts. In addition, the Key Royale Club, a private golf club with an executive course is on Key Royale Drive right before North Point Harbour starts.
Surrounded on three sides by water – Tampa Bay, Key Royale Pass and Bimini Bay – the views from most of the homes are exceptional. Homes bordering Tampa Bay look north and east with open views to the Skyway Bridge and those on Bimini Bay enjoy a tranquil bay view populated with sea birds, dolphins and manatees. There are even a couple of canals providing more protection for boaters. Boating access to Tampa Bay and the Gulf of Mexico is easy and unobstructed by any bridges.
Most of the homes were built in the late 1980s, so at this point many have had extensive renovations, which naturally have an influence on pricing. In December 2000, homes in North Point Harbour started at about $400,000, which was before the real estate run up. As of this writing, I found three for sale within the association – $1,724,999, $950,000 and $799,000. In addition, on the north end of Key Royale Drive before the North Point Harbour Association officially begins, there are four homes listed between $3,699,000 and $1,050,000, attesting to the value of homes on the north end of Key Royale. The last two sales in the North Point Harbour Association were in September 2012 closing at $1,100,000 and one this month closing at $916,000.
North Point Harbour is an upscale community with, privacy, elegance and endless water views, but still within easy reach of the old Florida feel and lifestyle of Anna Maria. Golf, tennis, pool and boating access all within walking distance make North Point Harbour one of Anna Maria Island’s premium locations.
A lot has changed in the real estate market since 2000 and will undoubtedly be changing even more in the year ahead. From time to time, I’ll be doing more of these comparisons, which should prove to be an eye opener for all of us.
