If you’re thinking of purchasing a property on Anna Maria Island, chances are you have a wish list of amenities that you would like. You probably want to be near the beach and the Island trolley and have access to a swimming pool. If it’s a second home, a turn-key arrangement would be nice, and, most of all, you want all of this at a bargain price. Welcome to Cayman Cay Villas in Holmes Beach, possibly filling your dream wish list.

Before the run up of the real estate market, second home buyers, investors and retirees were able to buy that little get-away on Anna Maria Island without completely divesting their investment portfolio. Well those times are back, which may not be a good thing for everyone, but is a great thing for those buyers who have been boxed out of the market for a long time.

Cayman Cay Villas is located on Gulf Drive and 43rd Street, practically across the street from the Manatee Public Beach. The 18 condo units were built in 1974 and are arranged in two buildings with units at street level and one above with no elevators. First floor units are a good choice for individuals who need to be able to walk into a residence without negotiating steps. Each building has its own assigned covered parking and storage unit. There is also a free form heated pool and a pool house providing some shade.

The units are a little over 1,000 square feet with two bedrooms, two baths and a screened in porch with interior washers and dryers. Rentals are permitted with weekly rates ranging between $800 to $1,500 and monthly rates between $1,700 to $2,600 based on the season.

In a real estate market which is still in recovery, Cayman Cay has been surprisingly active this year. As of this writing, there have been three closed sales one in March, April and May. The sale prices were $238,000, $239,900 and $242,900. Currently on the market with local brokers are four units with listing prices of $219,900, $229,900, $239,000 and $249,900. Units are both upstairs and downstairs, some furnished and some updated.

With prices historically low and rentals strong on Anna Maria, that little beach get-away is back on a lot of people’s radar screens as both a residence and an investment. If your wish list includes some of what Cayman Cay has to offer, better act soon before word gets out that the beach is still affordable.
